when such a large amount of money is involved its always best to use the slow expensive process, its for everyone's protection (and certain people's gain).

even if you wanted to buy a house off someone you knew and trusted you would still have to get the name on the deed changed, and that would require the assistance of a legal authority. but you could save on the estate agent costs by facilitating the rest of the sale yourself.

oh we did that bit, the vendor passed the fee on as a saving to us, good thing the mrs has great interpersonal skills! besides having had to deal with estate agents for the year or so it took to find a house that was a)affordable, b)liveable c) decent area, i came very close to harming at least one smug twerp, remember the BT ad where he's showing a new house....yeah just like him....:bang:
 
We found an ideal house - Eventually got the price down to an affordable price - Agreed the sale then the owner died :eek:

Don't even get me started on the conveyancing clerk.. Never available. Took forever to get anything done.. Took 2 weeks and £100 to do something that can be done for free with 2 clicks on a website... GRRRRR!
 
I don't know why they don't just make the system down here the same way it is in Scotland, all done through one lawyer, an estate agent is only paid a small fee for advertising the property based on sale price, they have absolutely nothing to do with a house sale.

All bids are sealed and opened on same day by lawyer who only gets paid a single fee as well no matter what price the house goes for.

Its very easy all above board and you can not get guzumped as its illegal.

It will soon be law as well in Scotland that the seller has to get a full structural survey done, that is then guaranteed for x years and all sellers have privy to this information, so no multiple surveys carried out by the interested parties, which is a con.

There is also no such thing as a chain, and you also own the land your house sits on unlike these strange multiple year lease things they have in England.

the whoe system needs shaken up as to many people are creaming money off the present system
 
oh and lest we forget the one payment that absolutely sent me over the edge.....stamp duty:bang: :bang: £2000 for a stamp, christ premiership footballers get fined less that that for flattening an opponents spuds!!
