Well i have myself a bit of a predicament atm. We have 2 of our housemates moving out and we have no one to replace them for sure yet. We all signed a single contract so who is responsible for covering the rent? Any ideas. I will be speaking to the landlord momenterily. Not happy atall!

WTF did you do that for? i guess you're students? they always get students with a single contract because they know things like this happen. we had seperate contracts when i shared a house, we requested them on the advice of the uni's housing officer.
 
Oh no, thats not good. It was kinda last minute where we were living so didnt have much choice at the time. Needed somewhere to live. This is so unfair of the so called "friends" that are leaving us. This is how it went, about 2 weeks ago we were told they want to leave. they had put a deposit on a place behind our backs one month earlier. They were even advertising behind our backs and taking offers as if they were going to be the ones living with these new people. So we were left with 2 weeks to sort it all out, we found 2 ppl interested but now they have pulled out and the girls moving out are refusing to cover the rent. Its basically going to fall down to me and my mate lee to cover an extra £416 a month. I didnt think luck could be so bad. Ive got £200 to go out on my car aswell to fix it up after the crash. life just isnt real sometimes.
Well thanks for the info guys anyways, looks like ive got some work to get on with now. As if engineering wasnt challenging enough on its own. YAY (y)

if you tell your landlord and explain the full situation i'm sure he'll be willing to give you a month extra to find someone and use the bond payments made by the 2 who are leaving to cover that month. that way the people who are leaving get punished by losing thier bond and it wont cost you any extra and you'll have long enouhg to find new people. after all the contract will have in writing the landlords right to keep any bond payments in a situaiton like this. you knly get your bond back after the end of the contract and after the house has been inspected for damage (and even then only if your lucky)
 
Your contract will state that you have to give at least one months notice to the landlord when you want to move out. If they haven't told the landlord (if they're that sneaky they may have) then they lose their bond. Presumably you all chipped in equal amounts when you moved in? As jug suggests, approach the landlord, explain the situation and ask that the girls share of the bond be used to finance the rent. He/she may even be able to help you out with a slightly reduced rent. You won't lose anything by asking. And of course, you'll need to be very pro-active in finding people to replace them.

Well it looks at the moment that they are going to pay the rent now. They were just being difficult when they said the were'nt. As you say the rent will be covered by the bond, and our landlord is a good guy i think. Also their names are unavoidably on the contract. The sneaky buggers did actually tell the landlord a month previously but told us 3 weeks later. That is probably why they are now paying this months rent, as the landlord knows we have only just found out. So there is light at the end of the tunnel, 1 month to find new housemates! Such a releif!
